BSP21 comprises 10 high-rise blocks—with 2,602 units of serviced residences and 28 units of shops—built over 21 acres in the 850-acre Bandar Saujana Putra township. Phase 1 is targeted for completion in the fourth quarter of 2017.

This development, by LBS Group, is designed as a modern and contemporary living hub, emphasising simple vertical architecture. As the project is next to two major highways—SKVE and ELITE—the tower blocks are raised above the parking podiums to reduce noise permeability. Adequate openings with minimal glazes are also incorporated to encourage natural ventilation and airflow.

To cater for the residential population, the layout is designed to ensure ease of flow and accessibility. The tower blocks are arranged thoughtfully on three different car park podiums, with each podium having separate access to the car parking levels, reducing traffic congestion. Each block has its own drop-off lobby with controlled access for security. The units come in eight different layouts, ranging from 610 to 1,711 square feet, to suit various preferences and needs.

The well-planned block orientation and configurations help create a good balance between population and recreation. The many communal spaces, with more than 70 facilities, encourage bonding between residents and enhance the neighbourhood lifestyle.

The major facilities are elevated and free from traffic flow. There are more than 4 acres of podium deck, and each podium has different themed facilities and gardens, which are inter-connected with sky bridges for easy access.

The hierarchy of facilities spaces are well thought out, with active spaces (such as the extreme park and basketball courts) on the ground floor, themed playgrounds on each podium, and community gardens and exercise decks on all the rooftops. There are separate dedicated jogging and bicycle tracks, totalling about 2.7 kilometres in length, and a 66,000-square-foot clubhouse spread over four levels.

The main pool and lap pool, on Podium B, are connected by a ‘runway deck’, which creates a ‘floating’ effect as you lounge and sunbathe, while the pool’s infinity edges enhance the façade’s aesthetical value.
