Nestled within the commercial area of the developing Kota Warisan, KIP Core Sentral is divided into two commercial offices and SoHo units, with car park provided within four levels of podium above the commercial floor.
MATERIALS PROCUREMENT & STORAGE
The fact that it was not a high-budget development meant that the choice of building materials was limited. Apart from the glazing and the screens, the façades were mostly done in plaster and paint. Most construction materials and architectural finishes were also locally procured based on the most competitive tender.
Material procurement and storage were properly planned and executed. This is to avoid the negative impacts of shortage or excessive inventory on-site. Deficiencies in the supply and flow of construction materials often lower productivity and lead to financial losses. Ordering small quantities of material in batches could minimise the locked-up capital in material inventories, but it may increase the risk of shortage and project delays.
