The 3rdNvenue development is an upcoming high-end residential project adjacent to the Petronas Twin Towers in Kuala Lumpur. The client wanted an unconventional approach of configuring the 6.06-acre site to accommodate four blocks of serviced apartments and office suites.

Designed for convenience and accessibility, this development is connected to the business district via Jalan Ampang and Jalan Tun Razak, and to the broader part of Kuala Lumpur via the Ampang– Kuala Lumpur Elevated Highway (AKLEH) and Middle Ring Road 2 (MRR2). It is also close to the Jelatek LRT station.

The units come in assorted configurations to cater for the young generation. The layouts offer privacy and flexibility, while maximising useable space, views and natural lighting. For example, the two-bedroom unit can easily be transformed to have a living room and master bedroom, a dual-key unit for extra rental income, or even a comfortable small family living unit with master bedroom and children’s room.

This development adopts several sustainable design initiatives to achieve the Green Building Index (GBI) certification. In view of the tropical climate, vertical fins and louvres are integrated into the façade design to minimise direct sunlight and heat penetration.

The materials used are selected based on aesthetical elegance and practicality, with a mix and match of both local and imported materials from building structure to finishes.
