Developed by New World Development Company Limited and operated by K11, 11 SKIES is a new retail, dining and entertainment destination in SKYCITY next to the Hong Kong International Airport that is set to open its first phase in July 2022. This Phase I project features three Grade A office towers covering 570,000 square feet. K11 ATELIER 11 SKIES will serve as an upcoming dynamic community in the Greater Bay Area (GBA) and an international gateway to the burgeoning megalopolis.
Situated within close proximity to the Hong Kong International Airport, Hong Kong Zhuhai-Macao Bridge (HZMB) and Tuen Mun-Chek Lap Kok Link, the project’s strategic location with the two ports of entry will facilitate mutual access between the Mainland and Hong Kong markets. Apart from accommodating the surging demand for financial and healthcare solutions in the GBA, the project is also poised to strengthen Hong Kong’s position as an international centre for professional services by providing wealth management and medical services under one roof.
Tenants at K11 ATELIER 11 SKIES can choose between standard and open office layouts, with areas ranging from 1,259 to 28,481 square feet. Among the three towers, 12 units are designed to combine the retail area and back office to enable tenants to set up client-facing centres. With flexible open-plan spaces and built-in social areas, such as communal areas, green spaces, gardens and outdoor seating, the office network can encourage collaborations and disruptive thinking; and attract the next-generation workforce.
The design of K11 ATELIER 11 SKIES has included various smart solutions to create a sustainable environment, featuring automatic sensor doors, digital key access and one of Asia’s largest photovoltaic-thermal installations, which is expected to generate renewable energy of 177,000 kilowatt hours annually. Through the integration of sustainable materials, as well as design and construction methods, the project has achieved Building Environmental Assessment Method (BEAM) Plus (New Buildings) v1.2 Provisional Platinum, Leadership in Energy and Environmental Design (LEED) Platinum Pre-certification and WELL Building Standard Platinum Pre-certification.

Fully integrated into the SKYCITY development, 11 SKIES is just a footbridge away from Terminal 2 of Hong Kong International Airport, AsiaWorld-Expo and a new hotel. It will be connected to the Hong Kong Port of HZMB by an autonomous transportation system via the Airport City Link, a vehicular and pedestrian bridge.
