Sanderling Lakefront Residences (Phase 3)

This is the latest addition to the Lakefront Residence development in Cyberjaya, which—together with the completed villa and the housing developments—form the overall residential master plan.

Building Information Modelling (BIM) and Virtual Design & Construction (VDC) for construction planning and operations reduce the time design and construction traditionally take. Digital 3D modelling visualises the structure, evaluate construction methods, and test these against the company’s safety requirements before starting work.

DESIGN

The overall configuration comprises two 28-storey tower blocks sitting on a two-storey car park podium that, upon completion, will span across the entire Lakefront Residence development. The bold rectilinear form is articulated clearly between the residential wings and the vertical circulation cores. This also enhances the depth perception of the tower façade, moving away from the conventional flat-slab block form. The weaving pattern of the façade-fins along two axes dissipates as they span upwards, creating a visual impression of a latticework. The fins are extended to form a tower’s crown at roof level whilst providing a visual frame for the rooftop facilities’ level.

The towers’ rectilinear composition and aesthetics also inform the podium deck landscape design. The paths and water features link both towers at the podium deck level. From here, the landscape design introduces curvilinear elements into the surrounding hardscape, creating a different dynamic to the overall landscape design. The organically shaped rest areas, built-in seating and activity pods soften the edges between the hardscape and softscape, carving out congregational spaces for residents to commune.

Colours and textures for Phase 3 towers are intended as an abstraction of the earlier development’s colour palette. While not entirely different from the earlier phases, Phase 3’s colour composition distinctly sets itself apart. The composition begins with a base wall colour, accentuated with the fins’ darker tone throughout the façade.

AMENITIES

Each tower houses 299 units of five different typologies, ranging from three to four-bedroom configurations to address various market preferences and expectations. Level 1 is furnished with an expanded private terrace, providing owners with a semi-outdoor space beyond the typical balcony offering. The recreational facilities include an amphitheatre oriented towards an artificial lake. A boardwalk is built along the lake to provide residents with a waterfront experience. The indoor gym within the podium structure also looks out towards the waterfront. Facilities on the podium deck level are easily accessible across all phases, thus offering residents a variety of activities. Additionally, there are amenities within the buildings and at the rooftop of each tower, such as badminton courts, swimming pools and multipurpose halls.
