The main objectives of the development of Laman Seri Harmoni (LSH33) include meeting the demand for property housing in the area adjacent to Kuala Lumpur’s Central Business District; and accommodating people with diverse housing preferences as well as socio-economic characteristics and needs.
A ready ecosystem with a growing urban population, strategic location within the fringe of the city centre and easy access to the main highway could create strong values for the area and minimise urban sprawl.
Expected to be completed in 2024, the development seeks to bring multiple benefits to the vicinity. The neighbouring environment, especially the adjacent waterway, will be improved and a multipurpose area will be created for local residents. To enhance accessibility and prepare for the forthcoming traffic flow, new road arteries connecting with the nearby Duta-Ulu Kelang Expressway (DUKE) will be built together with an upgrade of existing road infrastructure.
LSH33 aims to create a sustainable community and this idea has been incorporated since the conception stage. Green walls, rainwater harvesting and other sustainable features have been integrated in the design. Material wastage is reduced to a minimum by reusing and repurposing materials from other completed and ongoing projects for this development. Another approach towards sustainability is the low maintenance requirements in the future to facilitate an easy handover of the property management from the developer to buyers’ management committee. Building Information Modelling (BIM) technology has been primarily used for design works as well as during construction among sub-contractors for efficient coordination and communication.
The majority of materials for the development have been sourced locally, keeping in line with the Government’s initiative to support local businesses. Considerations of material choices include their capability in ensuring the development’s sustainability and affordability for future maintenance works.
Since the area is a matured residential neighbourhood, concerns from local residents are expected during the initial development phase. In order to address the issues, briefings on project details and mitigative measures are provided to the residents.
