Mount Anderson is a private residential development comprising of four medium-rise residential towers at Anderson Road Quarry Site. The development is a pioneer residential project that integrates age-friendly design, thus creating a harmonious multi-generation community and an uplifted living standard.
Located at an innovative and comprehensive brand new neighbourhood atop Kowloon mountain peak newly planned by the government, Mount Anderson is associated with an up-to-date civil facilities and infrastructures on transport, retail, commercial and leisure, in addition to residential developments. Located by the side of Fei Ngo Shan, it has panoramic views of Fei Ngo Shan and Lion Rock, ample landscape area with natural fresh air, as well as the city convenience.
DESIGNED TO MERGE WITH ITS LOCAL SETTINGS
Most of units were specially oriented to enjoy the natural surroundings. At the early design stage, solar and wind analysis were conducted to optimize the disposition of residential towers. In consideration of the thermal effect from its orientation, insulation glass unit had been adopted to all residential units to reduce energy consumption. The additional external planters outside the residential units also maximises the connection to nature and helps enhance air quality of each flat with natural fresh air.
PROJECT DELIVERY AND TECHNICAL CHALLENGES
Lost form installation has been applied for the tower transfer plates construction. Since the adjoining bus shelter was located closely to the transfer plates and they were scheduled to be built almost at the same time, the infrastructure construction did not allow any extra space outside the boundary for the ordinary construction method. Adoption of lost form allows its installation to be carried out within the site boundary and the reinforcement design of the rest portion of the transfer plates had been adjusted.
The adoption of lost form needs to revise the transfer plate structural design. Despite the submission matters, the site had to clear certain space for on-site fabrication and the site logistic had been reorganized.
INNOVATION AND TECHNOLOGY
Starting from the design to construction stage, BIM was used to model the details of the whole development and assisted the team to provide solution on every crashing. Implementation of BIM 7D is aimed for enhancing the high-ended property management after occupation. The completed model contained all necessary information of most building component and could be easily accessed in the computer. Besides, the development model could also be rendered to allow the preview on different materials or lighting effects hence achieving better quality control.
