The towers were positioned to maximise cross ventilation

The project, located next to Fo Tan Station in Fo Tan, was evolved from an industrial godown (warehouse) to a residential and commercial complex, which is in line with the district’s urban transformation plan. The development comprises four residential towers; a three-storey podium with a shopping arcade; a public transport interchange; a residents’ clubhouse; a basement car park; and a kindergarten.

The land of the development was acquired from another developer with a completed foundation. The additional use of large diameter bored piles and socketed H-piles was minimal, enabling the project to be completed in early 2023 as planned.

The dynamic behaviour under wind loads is crucial for a tall building design. To achieve an efficient design for the four residential towers standing at about 170 metres, a wind tunnel test was conducted to verify and investigate dynamic response of the buildings to determine wind loading.

All units are equipped with a double-glazed curtain wall system to optimise acoustic insulation of the façade

Since the development has heavy traffic on three sides, causing significant road traffic and railway noise, the acoustic design is critical. As such, the locations of operable and acoustic windows were planned in advance to balance noise reduction and user experience. All residential units are equipped with a double-glazed curtain wall system to optimise acoustic insulation of the façade. The project team also chose low-iron glass for curtain walls, glass walls and balustrades of the towers and the podium for maximum visual porosity and natural light intake.
