M5@Jalan Mutiara

The project brief called for the construction of an efficient and functional apartment building on a 788 square-metre land parcel that previously housed a bungalow. The project began in 2009 and took nine years to complete, partly due to the developer’s unsuccessful attempt to acquire the adjacent land. In 2009, apartments could still be developed on a land smaller than 1,000 square metres. M5 @ Jalan Mutiara represents the last of its kind. It successfully transformed spatial constraints into a habitable solution while maintaining the sustainability and high design quality.

Considering the risk and challenge to fit the development onto the scarce site, many concessions had to be sought with the various authorities regarding accessibility, Green coverage and vehicular circulation. To optimise layout functionality and meet the sustainability standards, the designers adopted shared-surface roads and vertical planting, and elevate the entire building off the ground on a cantilever structure to save a small space only for a compact lift and stair core.
