Spread over 82 acres in Bukit Mertajam, Penang, Sunway Wellesley is a gated and guarded development comprising 60 units of three-storey semi-detached houses, 154 units of three-storey townhouses and a double-storey clubhouse, nestled in an abundance of greenscapes.
As the site is located next to a stream, aLM Architects capitalised on this advantage by designing linear parks along the stream, which link the homes and run right through the middle of the scheme from one end of the development to the other.
The park that connects the stream to the clubhouse forms a spine of scenic green space for the community, providing a vehicle-free recreation belt where residents can walk safely without the obstruction of moving vehicles.
In line with Lifestyles of Health and Sustainability (LOHAS) concept, the architects decided on a minimalist approach in building design. All façade elements are straightforward, minimal and have a direct expression of functionality. The harmonious building façade composition is a result of good proportion of mass and void combination, enhanced by an expression of strong contrasting colours.
Unlike a typical mass housing development, the homes are creatively placed in an organic setting to create the rich texture of a modern settlement with a sense of kampung-style community.
One of the challenges of designing the townhouses was effective space planning to ensure a good balance of accessibility, privacy and space efficiency. The space has been crafted in such a way to promote townhouses as a better option compared with terrace houses in terms of spatial quality and affordability. The careful planning of the staircase allows for good accessibility and a high level of privacy.
