iNz Residence

This executive condominium development is located on Choa Chu Kang Avenue 5, designed to cater for 497 dwelling units consisting of two- to five-bedroom homes. The development comprises a total of nine 15- and 16-storey tower blocks, with communal landscape facilities that include a swimming pool, tennis court, clubhouse and landscape pavilions for designated activities.

SITE LOCATION
Situated in between a mature housing estate and future HDB township, the project is introduced as a means for public housing owners to upgrade to a private property within this vicinity. Its location next to a Park Connector Network meant that convenient access is provided for the residents via an entrance gate to the connecting jogging path.

MATERIALS
The project extensively employs prefabricated construction. More than 80 per cent of bathrooms are prefabricated in concrete. In addition, balconies, external ledges for air-conditioning units and façade elements are also fabricated off-site in Johor, Malaysia. Adopting this method of building ensures improved quality control.

OVERCOMING CONSTRAINTS
Constraints faced by this project included time and adverse feedback. A 48-month period was imposed on this development, requiring the project to obtain a Temporary Occupation Permit within 48 months of purchasing the land. Feedback from neighbours via a Public Communication Plan scheme resulted in major changes to the site layout, which included mirroring the site layout, increasing site setbacks and introducing a sky terrace to provide a view of the vertical greenery.
