Construction services company, ISG, has completed a series of complex alteration and addition (A&A) works for the American Club Hong Kong, a private country club situated in Tai Tam, Hong Kong. Since 1987, the exclusive club has provided its members with a space for social, business and recreational activities, and after over 30 years of operation, the club realised the need to upgrade its facilities.
Alteration and Addition (A&A)
The project features additional superstructures of an open bar and an infinity plunge pool over the Tai Tam harbour cliffs edge, which are solely designated for adults aged above 18. They were completed with decent finishes, providing a panoramic sea view for the club’s members.
Revitalising the club with new operating systems, ISG delivered a major mechanical, electrical, and plumbing (MEP) phase. This involved the replacement of a water-cooled chiller plant system to three new 250t air-cooled chillers serving the whole club, and substitution of the electric-heated domestic water system with one that is gas-heated.
ISG proposed an environmentally-friendly solution for the disposal of grease water. In doing so, ISG was able to avoid sea pollution, proving our compliance to meet BEAM Plus requirements. Besides, the country club is located at Tai Tam with residential neighbourhood and was in normal operation during the construction period. Having good planning and close coordination with the club management for carrying out noisy works within the approved period, ISG team adopted noise control practices to minimise disruptions incurred by the construction works to the live club and the surrounding residences, and no complaint was received throughout the entire project.
The scheme also included upgrades to its two squash courts – while one court was given a complete renewal, the other was converted into two multifunctional high-tech golf simulators and a self-serve bar. Beyond that, the fan coil system in the court was replaced with air handling units.
The topography of the site was another challenge for ISG team. The site was located along a cliff and facing openly to the sea, limiting the use of plant for the foundation and structural works. The project was further hindered by the existing club building as it blocked the direct connection from the road to the site area. These were resolved by using the optimum machine and construction method agreed with the structural consultant.
With the competent MVAC NSC, good planning and direction given by the MEP consultant, and the close cooperation of the club management, seamless transition from the existing system to the new system was also achieved.
ISG team encountered challenges during the implementation of the above structural works due to the high complexity and confined logistic working areas. Having close coordination with the structural consultant, the well-experienced team could deliver all the technical challenges they faced. And ultimately ISG delivered the works successfully after nine months, winning high compliments from Bill Harbison, Director of Projects, The American Club Hong Kong:
“ISG was appointed as the main contractor to deliver A&A works including fit out, MEP and structural works for our private country club situated at Tai Tam.
The club had a successful history of working with ISG, and we appointed them for this revamp based on their competitive pricing, and excellent delivery in the past. The project was an active private members’ club, and ISG met our expectations in overseeing the entire construction process while ensuring minimal disruption to our operations. Seeing the final outcome, I am delighted that ISG did not disappoint us. The project was completed on time and ISG kept to the budget, while providing us with value for money.
The highly capable team at ISG was a joy to work with; the overall quality of work delivered for this project was good and we will highly recommend ISG to others.”
