Monterey O’South

This waterfront development comprises eight residential towers and 22 villas. A double-storey retail podium anchors the towers and surrounds a central landscaped garden/lagoon with an underground clubhouse.

The project is located off Tong Chun Street, adjacent to the bicycle track right next to the seafront. The low-rise villas were placed along the seafront to provide unobstructed views. A landscaped zone is provided between the bicycle track and the villas as a separation to ensure privacy. The towers house 926 units of apartments in various configurations and sizes, from studios to four-bedroom units and penthouses.

The façades of the towers and villas used a unitised curtain wall system and tiles, while the commercial retail section used a stick curtain wall system and stone.

INVIGORATING CONNECTIVITY
In response to non-building area requirements, the retail podium is broken down into separate blocks to provide breezeways over the central garden, but continuity is maintained through a network of footbridges and elevated shopping streets. Together with shops on the ground and first floors that open onto the pavements, this podium design brings bustling commercial activities outside to invigorate the streetscape.

Urban courtyards are required by the Planning Department to provide publicly accessible outdoor spaces for public leisure enjoyment. This is provided via three open spaces abutting the promenade.

The design and structure were also planned in accordance with other requirements, such as the height restrictions on the link bridge and the required pedestrian footpath to connect to the adjoining town lot TKO93. This project obtained the BEAM Plus Provisional Gold for its eco-friendly design and features.
