This new mixed development master plan that was proposed in Klang South extends across 6.10 hectares (15 acres) of land within the Kota Bayuemas Township. The site is located merely 10 kilometres away from Port Klang and minutes away from the edges of the Langat River, with untouched green scapes towards the south.

The land bank is situated at the boundary facing the developed, matured communities in the urban fabric of the north, while the southern part is greener and less developed. After holding brainstorming and discussion sessions with all parties concerned, a design was conceptualised to create a vibrant space in Klang’s new growth area. Consultancy studies were also conducted on community hawker fares, local taste buds, bestselling products and neighbouring generic hyper malls, before deciding upon a bespoke themed mall with architectural slants that took on nautical and maritime development cues.

Comprising a hotel, serviced apartments, retail outlets, Small Office Versatile Office (SOVO) and corporate offices, the development is divided into several phases: Phase 1 featured the launch of 22 units of shop offices, while Phase 2A will have two towers containing more than 682 serviced apartments with built-ups ranging from 631 to 1,046 square feet. Phases 2B and 2C will see the rollout of more serviced apartments, Pier 8 F&B haven, office and SOVOs.

The development will be built around an 8-acre man-made lake, complete with landscaped greenery, walkways, fountains and a multitude of water features.

The lakeside development will become a primary focal point and a spot for communal recreational activities as well as events such as circuses, celebrations and bazaars. There will be 3 acres of communal recreational amenities and mechanical facilities sitting on top of the podium deck to serve the residents.

PIER 8
The entrance of the two-storey retail mall (Pier 8) will be flanked by retail lots on the left and right sides, with an outdoor section and an indoor section that serve different needs. It will house an F&B haven and seafood hub, fitness centre, grocery store and family-friendly karaoke lounge.

The mall’s centre of attraction is a massive oval aquarium filled with saltwater marine life. This design and setup allows for underwater activities and performances.

The warm tones and texture palettes adorning the cladding are a reminiscence of the Old Port Town ambience. A sun path study was commissioned to achieve maximum courtyard shading from east to west, while allowing the north-south lighting to remain unobstructed.

The team focused their attention on sun orientation studies for cooler rooms and better views, as well as having a balanced mix of retail components and space utilisation to maximise net lettable areas.

The materials for the retail mall are locally procured. The retail lot’s façade uses a continuous band of brick elevation with double brick recesses and protruding walls, with timber elements that serve as an interface between the metal structure and the brick façade. Expanded metal railing will be used to create a breathable architecture.

NORDICA AND ADRIA RESIDENCES
The design of the Nordica Residences (Tower 1) and Adria Residences (Tower 2) drew inspiration from Klang’s historic seaport and incorporated maritime elements. Nordica was named after the Norwegian Sea, while Adria’s name was drawn from the Adriatic Sea in Europe.

The interiors were designed based on different themes. Scandinavian, iceberg and cold water elements were applied for Nordica Residences, while Mediterranean olive tones were applied for Adria Residences.

The respective lift lobby corridors are decked out in corresponding themes to create a pleasant and inviting ambience. There are slits between adjoining tower blocks, top hung openings at the end of corridors and large air wells to allow for natural lighting and facilitate cross ventilation in between units.

In the apartment units, the interior architecture blends the layout of the kitchen and living areas seamlessly. Wall-mounted wardrobes and cabinets, decker beds with built-in cupboards and shelves are used to ensure a balanced use of space.

Materials are locally procured to keep costs within budget. Aluminium framing with tempered laminated glass will be used to create the roof air well. The metal deck, skylights and tensile membrane roofing will be made from lightweight canvas and steel structure.
