Conlay Station integrated development

The site above the upcoming MRT Line 2 Conlay Station, along Jalan Conlay, Kuala Lumpur, is being developed by Conlay 301 Sdn Bhd into a cohesive integrated development, comprising three office blocks with a podium, shopping mall and retail plaza.

Designed by AKIPRAKTIS, this development is positioned as a lifestyle and activity hub for the KLCC–Jalan Conlay area. The first phase, currently under construction, includes a 41-storey tower, with 33 storeys of offices and an eight-storey podium.

TRAINSIT-ORIENTED
A key element of this project is the upcoming MRT station underneath the mall area. While this will serve as a catalyst for the development and boost its connectivity, it also gives rise to challenging architectural, technical and constructional issues.

There are time constraints and budgetary issues involved in accommodating two ongoing developments on the same site. The development has to be phased with careful design strategies and smart planning. This early collaboration and cooperation with the MRT builder will result in a smoother progress for both projects, which will be especially pivotal at the later stages when the mall is built atop the station.

GREEN BUFFER
The development also has to be blended and integrated with the underground MRT station. Design features include a green buffer area to separate the station construction, and the eventual large atrium areas, which will serve as an interface between station and shopping mall.

This buffer area includes a landscaped piazza at the main entrance, with an iconic canopy and water features. Wide walkways are designed to link all the architectural elements at the ground level. The al fresco area creates an environment for visitors to interact socially and patronise the F&B precinct.

TOWER 1
The office tower will be constructed with reinforced concrete and grey-tinted low-emissivity double-glazed glass. The glass façades will be clad with metal screening at the west and east corners, which will act partially as sunscreening devices for the building, resulting in better energy efficiency.

The main lobby’s floor, walls and reception counter will be finished with beige marble, imported from Iran, to give a neutral earth tone ambience along with a sense of grandeur for all who enter the tower, complemented with bright yellow settees and modern furniture.

The same warm and neutral earth tones will be implemented to enhance the welcoming and stylish feel throughout the office tower, especially in all the lift lobbies, using locally produced porcelain tiles. The office spaces will be fitted with a raised floor system, ready for adaptive use by corporate occupants.
